How it works
Four steps, and nothing is signed until the last one.
Everything up to the signing is free and costs you nothing. Take the offer to your own lawyer before you sign it — once it is signed, it is a firm deal.

You send us the address
Send us the address and tell us what you are hoping to get out of this. Whatever is worrying you, put it in the box — we deal with it when we come and see the property.

We visit the property in person, hear your goals and address your concerns
Usually one visit, about half an hour. We're not inspecting the house to find reasons to lower the price — we're working out what the renovation costs. If you're out of province or helping a parent from a distance, we can do this by video call.

You get a written offer
Usually within a day of the visit. We send it by email or text, whichever suits you. There is nothing to accept on the spot — take your time over it.
- 04
You choose the closing date
As little as five to seven days on a clean title, two to three weeks more usually, or three months if that suits you better. The lawyers handle the rest. We pay the legal fees — ours and yours — and the title transfer. You take what you want and leave the rest.
Your mortgage payout and any tax or utility adjustment still come out of the proceeds — we'll show you those figures in writing before you decide.

What you get in writing before any offer
Written disclosure that we’re the buyer and what our interest in the transaction is. You get all of it on paper before anything is signed. More on that here.
