Old house repair guide

Fixing an older Calgary house: what each problem means, and who fixes it.

Plain answers, the questions to ask before you hire, and Calgary companies that do the work.

Most of the time, fixing the problem is the right call.

A repaired house is worth more, and the difference is yours. Get at least two written quotes, and ask the questions under each heading before you sign anything.

If the quotes add up to more than the house can carry, or more time and money than you have, selling it as it stands is the other way out. That part is what we do, and it is at the bottom of the page.

Poly-B plumbing

Grey plastic water pipe that went into many Calgary houses built between roughly 1978 and 1998.

Poly-B is not a guaranteed leak. The trouble is that insurers treat it unevenly: a surcharge, an exclusion for water damage it causes, or no policy at all until it is replaced. That is usually what turns it from a non-issue into the reason a sale stalls.

Signs to look for
  • Grey plastic water lines, easiest to spot at the water heater, under sinks or at the main shut-off
  • Your insurer asking about the plumbing at renewal
  • A home inspector flagging it in a report
Questions to ask before you hire
  • Whole-house repipe or part of it, and why?
  • What replaces it, and how many openings in walls and ceilings?
  • Is patching the drywall included, or a separate trade?
  • Is the permit included in the price?

Foundation cracks and movement

Calgary is built on clay that swells when it is wet and shrinks when it is not, and older houses show it.

Some cracks are cosmetic shrinkage. Some mean the footing is moving and the fix is underpinning or piles. Working out which is the first job, and the answer should be in writing.

Signs to look for
  • Stair-step or horizontal cracks in a block or concrete wall
  • Doors and windows that stick or no longer latch
  • Floors that slope, or a gap opening between wall and floor
  • Water coming through a crack after rain
Questions to ask before you hire
  • Is this cosmetic or structural, and will you put that in writing?
  • Should an engineer look at it first?
  • Is the warranty transferable to the next owner?
  • Who restores the landscaping, steps or deck after excavation?

Mould

Mould is almost always a water problem first: a leak, a flood that was never properly dried, or a basement without enough air moving through it.

Removing the mouldy material is half the job. Finding and stopping the water is the half that keeps it from coming back. (American sites spell it mold; same thing.)

Signs to look for
  • A musty smell, strongest in the basement or a closed room
  • Staining or spotting on drywall, framing or the underside of the roof deck
  • Peeling paint or bubbling near the floor in the basement
Questions to ask before you hire
  • Will you find and fix the moisture source, or only remove the mould?
  • How will you contain the work area and filter the air?
  • Do you test afterwards to confirm it is clear?
  • Who rebuilds the walls once you are done?

Flood, water and fire damage

A basement flood, a sewer backup, a burst pipe, a kitchen fire. The sooner it is dried out and cleaned, the less of the house has to be replaced.

Most of this work runs through a home insurance claim, so ask early how the company works with insurers. If an old flood was never properly dried, expect mould to be part of the same job.

Signs to look for
  • Water stains, swollen baseboards or warped flooring
  • A musty or smoky smell that never quite goes away
  • A white, powdery crust on basement walls
Questions to ask before you hire
  • Do you work with my insurer directly?
  • Will I get moisture readings in writing before the walls are closed up?
  • Do you rebuild afterwards, or only dry out and tear out?
  • Is there a warranty on the rebuild?

Asbestos and vermiculite

Health Canada says asbestos was used in a variety of building materials in some homes built before 1990.

In a house it can turn up in drywall mud, plaster, ceiling and floor tiles, textured finishes and insulation, including some vermiculite attic insulation. Material in good condition and left alone is not considered a health risk. The danger is in disturbing it, which is why testing comes before any renovation.

Removal is regulated work in Alberta. Employers who remove asbestos must notify the province 72 hours ahead, and their workers need approved training.

Signs to look for
  • A house built before 1990 where walls, ceilings or floors are about to be opened
  • Loose, pebble-like insulation in the attic (vermiculite)
  • Textured “popcorn” ceilings or old vinyl floor tiles
Questions to ask before you hire
  • Can you test first, through an accredited lab?
  • What is the written scope, and do you monitor the air?
  • Do you file the notice with Alberta OHS?
  • Can I have the disposal records?

Knob-and-tube and aluminum wiring

Knob-and-tube was used in homes from the early 1900s to the 1940s. Aluminum branch wiring turns up in some houses built between the mid-1960s and the late 1970s.

Many insurers see knob-and-tube as a higher risk; some will not renew a policy until it is replaced. Aluminum wiring is safe when the connections are done properly with devices approved for aluminum, and some insurers want an electrician’s inspection to show that before they will write the house.

Signs to look for
  • Porcelain knobs and tubes in the attic or along basement joists
  • Two-prong outlets throughout the house
  • Wiring marked AL or ALUMINUM at the panel
  • Flickering lights, or outlets and switch plates that feel warm
Questions to ask before you hire
  • Full rewire, or repair of the connections that matter?
  • Is the panel big enough, or does it need replacing too?
  • Who repairs the plaster or drywall after the wires are pulled?
  • Are the permit and inspection included?

Roofs and hail damage

Calgary is hail country. The 2024 storm was the costliest hailstorm in Canadian history, with nearly 60,000 homes damaged.

Insurers look at a roof’s age and condition, so an old roof or unrepaired hail damage tends to come up at renewal, and again in the inspection when you sell.

Signs to look for
  • Missing granules: dark patches, or grit in the eavestroughs
  • Dented vents, flashing or eavestroughs after a storm
  • Curling or cracked shingles
  • Stains on a ceiling or in the attic after rain
Questions to ask before you hire
  • Repair or full replacement, and why?
  • Will you help with the insurance claim and meet the adjuster?
  • What warranty covers the workmanship, not just the shingles?
  • Who clears the nails and debris afterwards?

Clean-outs and a house full of belongings

An estate that still holds forty years of belongings, a hoarded house, a garage nobody has opened in years.

Clean-out companies sort, haul, donate and dispose. Before the truck is loaded, ask them to set aside papers, photos and anything the family has flagged.

When it helps
  • Before a sale, a move into care, or handing back the keys
  • When the family lives far away
  • When there is more than a few weekends can clear
Questions to ask before you hire
  • Fixed price, or by truckload?
  • What gets donated, what gets recycled, what goes to the landfill?
  • Will you hold back documents, photos and valuables for the family?
  • Do you take paint, propane tanks and other hazardous items?

How companies get on this list

  • Every company is listed from the information on its own website, checked on 26 October 2026.
  • A listing is not a recommendation. We have not hired every company on this page, and nobody pays to be on it.
  • Companies are in alphabetical order, not ranked.
  • Some listed companies may also send homeowners our way through our public referral program, on the same terms as anyone else.
  • Is this your company? Email info@sellhomeasis.ca to correct your listing or take it down.

A plain-language summary of public information from Health Canada, Alberta Health Services and the Government of Alberta, and of what we see in Calgary houses. It is not professional advice: get your own inspection and quotes. Insurer practices and costs change.

When the repairs cost more than the house can carry

Sometimes the honest answer is that a house needs more than it is worth putting in.

We buy older Calgary houses exactly as they stand: poly-B, a moving foundation, old wiring, flood history, a house still full of belongings. One visit, an offer in writing within 24 hours, and you pick the closing date. If repairing it and listing it would leave you with more money, we will tell you that instead.

Contractors: when a customer’s quote is more than their house can carry, our referral page explains how to send them our way.

Rather sell it as it stands?

An address and a phone number is enough. Nothing on this page rules a house out.
